On receiving your instructions to sell your property, we immediately contact all potential buyers on our computerized mailing list.
In addition, unlike most other Estate Agents your Valuer will deal with your property personally from sale right up to a successful completion. Research has proved that most people who market their property never have any dealings with their Valuer after the first initial appointment. Who will be able to sell your property better? A Negotiator who has never seen your property or the Valuer who has. You will also be provided with your Valuers personal telephone number so she can be reached out of office hours.

Sales Particulars
Your Valuer will produce your Property details in the office the same day that you have instructed us to market your property. Your property will be advertised in full colour with digitally produced photos including colour internal photographs.

Advertising
Your property will be advertised in full colour in our window display, our office being in a prominent position on Hinckley Road we also advertise your property in the Leicester Mercury Property Guide, on the internet (Keywest’s own web site, Leicester on the Web and Fish for Homes).

Internet
Keywest Estate Agents have our own website (www.keywest-estateagents.co.uk), we also advertise on ‘Leicester on the Web’ (www.leicesterontheweb.co.uk) where there is a direct link to our website, our properties are also advertised on Fish for Homes (www.fish4homes.com). Please feel free to browse these websites. Once we have received instructions to advertise your property we will endeavor to update all websites within 48 hours.

Viewings
Safety is one of our main priorities so all prospective buyers are qualified as thoroughly as possible to ensure your safety at all times. Keywest will accompany all viewings when a property is vacant and if requested will also accompany viewings with you. We will also provide you with feedback from all viewings the following day.

Offers
All offers will be put to you verbally and in writing, all potential buyers will be qualified financially to ensure that they can proceed with the amount that all parties have agreed.
After we have negotiated a successful sale on your property, we will still keep interested people on file and the ‘For Sale’ board erected, until the purchaser has made a financial commitment.

Keeping you updated
Although Keywest will take care of everything for you, from the marketing through to successful completion it is important to us that you are always updated, after each viewing we will call you and provide you with feedback. We will also give you a courtesy call on a regular basis to update you on the current marketing position. Once the property has sold, we will monitor the sale regularly and update you accordingly.

Solicitors
We have our own recommended solicitor who will endeavor to give you a fast and efficient service by post, phone, and internet or in person and offer, a fixed fee no matter how much work is involved.

Mortgage advice
We have our own ‘in house’ mortgage adviser; He will look into all the mortgage products that are available and find you a mortgage to suit your needs, all paperwork will be co-coordinated for you at no extra cost.

Lettings
Keywest will provide all of our Landlords with expert advice on how to achieve the best rental income possible; we pride ourselves on the fact that we have never had any bad tenants.

Free advertising
As keywest are based in the most sought after location of Leicester our rental properties are gone within days.
We offer the following service.

Letting only
Once we have found suitable tenants we will credit reference them, work reference and previous Landlords reference. we do will do an inventory, of the property, change utilities and council tax into the tenants names and sign up the agreement and set up standing orders for rent payments. We charge half a months rent for this service.

Managed
All of the above plus your tenant will be supplied with our contact numbers. Should there be any problems Keywest will attend. we will arrange for several quotes and send them to you for your approval.
